If I am buying a new home can I negotiate a sales price?

The answer is yes. That is why it is also wise to use a realtor. You are not going to have to pay the realtor a commission, and the price does not effect the cost to buy the house. Any good builder has already calculated a Co- broker fee into his construction price. All you have to do is register your realtor and tell the construction company your realtor is representing you. Let the realtor do the negotiation.

There are many issues in building new construction. Here are some of the issues that may effect price. One is the price of the vacant land, the upgrades and amenities, the number of houses they are building, whether or not they are building track homes or custom, where they are in the development project, and how many expense mistakes they have had in they development early on. Remember most track homes where the builder is making the deal and cutting out the realtor, they usually is no negotiating for the buyer, and there is a reason.

What is a lease option?

When a buyer starts out leasing first and has an option to purchase. Usually a small portion of the lease is credited to the purchase price or down payment for closing. Lease option are usually for the buyer that needs time getting his finances together for only a short period of time. Whether it is for down payment or a credit issue that will be cleared shortly.
